Commercial Roofing in Stafford, TX
Stafford is the cheapest square footage we roof in this metro, and the reason is purely geometric: the buildings are big simple rectangles with almost nothing on them.

Commercial roofing in Stafford means warehouse and light industrial roofs, most of them between 20,000 and 150,000 square feet, concentrated along US 90A, Kirkwood Road, Greenbriar Drive and the Stafford Municipal Airport corridor. About twenty minutes from the yard.
Stafford has an unusual amount of this stock for its size, and there is a specific reason for it that also explains why we do a lot of work here.
The local problem
Why commercial roofs in Stafford fail the way they do
Stafford is the only city of its size in Texas that levies no city property tax at all, and it has been that way for decades. The consequence is visible from the road: an enormous concentration of light industrial, warehouse, distribution and small manufacturing businesses that located here specifically for the tax position, packed into a city of a few square miles.
For roofing that produces two things. First, the buildings are overwhelmingly tilt-wall and metal-frame warehouses put up between the 1970s and the 2000s: large, simple, mostly rectangular roofs with few penetrations. That is the cheapest kind of roof there is per square foot, and Stafford quotes come in at the bottom of our published ranges more often than anywhere else we work.
Second, a lot of that stock is now at or past thirty years old and on its original or first replacement roof. Which means Stafford has, right now, an unusually high density of buildings that are exactly at the decision point between a restoration coating and a full replacement. On a 60,000 square foot Stafford warehouse the difference between those two answers is comfortably a quarter of a million dollars, and it turns entirely on how much of the insulation is wet. We scan a lot of roofs here.
The other Stafford pattern worth naming is owner-occupier businesses rather than institutional landlords. The person signing the roofing contract is frequently the person who owns the company underneath it, which makes for direct conversations and a very low tolerance for a bid that cannot be explained.

Permitting
Permits, codes and windstorm rules in Stafford
Commercial roof work in Stafford is permitted through City of Stafford. Stafford runs its own building department and issues its own commercial roof permits, separate from both Fort Bend County and the City of Houston. Given how much of the city is industrial, the plan review here is used to warehouse re-roof submissions and is generally straightforward. Allow for it in the programme rather than assuming a permit-free job, which some contractors working this corridor still do.
Stafford is outside the TDI windstorm zone
The Texas Department of Insurance designated catastrophe area covers fourteen coastal counties plus the part of Harris County east of Highway 146, which inside city limits means La Porte, Morgan’s Point, Pasadena, Seabrook and Shoreacres. Stafford is west of that line, so no WPI-8 windstorm certificate is required on commercial roof work here.
Worth knowing, because it comes up: if a contractor tells you your Stafford building needs windstorm certification, they are either confused or selling you something. The boundary is published on the TDI catastrophe area map and you can check it yourself in about a minute.

Roofing questions from Stafford building owners
Why is roofing cheaper per square foot in Stafford?
Geometry and scale. Stafford's warehouse stock is large, simple and lightly penetrated, which is the cheapest kind of roof to install, and mobilisation costs spread over 60,000 square feet instead of 6,000. A Stafford warehouse roof will generally quote at the bottom of the published range where a Bellaire medical office quotes at the top.
My Stafford warehouse roof is 28 years old. Coat or replace?
Scan it and the answer will be obvious. At 28 years the membrane is at the end of its design life but the insulation underneath it may well be dry, and if it is, a silicone restoration will give you another fifteen years for roughly 40% of the replacement cost. If more than about a quarter of the field is wet, replace it. That single number decides a six-figure question and it costs $500 to $1,000 to obtain.
Can you re-roof while we keep shipping?
Yes, and on a Stafford warehouse it is normally straightforward. We section the roof, keep the dock doors clear, and stage material away from your truck routes. The constraint we need to know about at bid stage is racking height and whether anything underneath needs protection during tear-off, because a mechanically attached install over sound deck creates noise but no debris.
