The Katy market is young by Houston standards. A great deal of what we work on went up after 2000 and a lot of it after 2010, which changes the conversation completely.

The local problem

Why commercial roofs in Katy fail the way they do

Newer buildings produce a different kind of roofing problem.

Warranty-age failures. A building that went up in 2012 with a 20-year TPO warranty is now thirteen years old and starting to show the installation defects that took a decade to surface: cold welds opening in runs, fasteners backing out of the deck, terminations that were adhesive-only. The right first move on any of these is not a repair quote, it is establishing whether the manufacturer warranty is still live and still enforceable, because if it is, somebody else pays. That requires documented maintenance, which most owners do not have.

Tenant fit-out damage. The Energy Corridor and Grand Parkway stock turns over tenants regularly, and every fit-out is another set of rooftop penetrations. This is the single most common reason a Katy roof warranty is void by year eight, and the owner almost never knows it happened.

Large simple roofs. The Grand Parkway distribution belt is exactly the kind of geometry that prices well: big rectangles, few penetrations, good ground access, room to stage. Katy distribution roofs quote near the bottom of our published ranges.

Storm exposure without the windstorm rules. Katy is comfortably west of the Highway 146 line so no windstorm certification applies, and it is still fully exposed to hail. The May 16, 2024 derecho and Beryl on July 8, 2024 both crossed this area. Hail on the newer single-ply stock out here is the invisible kind: no hole, fractured scrim, failure in eighteen months. Permitting

Permits, codes and windstorm rules in Katy

Commercial roof work in Katy is permitted through City of Katy. The City of Katy issues permits inside its own limits, but a great deal of what is called Katy is actually unincorporated Harris or Fort Bend County, or falls within a MUD. Three different permitting routes for buildings a mile apart, and the address alone does not tell you which. We establish it at survey stage. If a bidder has already told you the timeline without checking, they have guessed.

Katy is outside the TDI windstorm zone

The Texas Department of Insurance designated catastrophe area covers fourteen coastal counties plus the part of Harris County east of Highway 146, which inside city limits means La Porte, Morgan’s Point, Pasadena, Seabrook and Shoreacres. Katy is west of that line, so no WPI-8 windstorm certificate is required on commercial roof work here.

Worth knowing, because it comes up: if a contractor tells you your Katy building needs windstorm certification, they are either confused or selling you something. The boundary is published on the TDI catastrophe area map and you can check it yourself in about a minute.

My Katy building has a 20-year roof warranty and it is leaking at year 13. Now what?

Establish whether the warranty is still enforceable before anybody quotes a repair. Manufacturer warranties require documented maintenance and require any new penetration to have been flashed by an approved contractor, and both conditions get breached routinely during tenant fit-outs. Dig out the warranty certificate and any maintenance records, and we will inspect and tell you honestly whether you have a claim. If you do, somebody else pays for the repair.

Does my Katy building need windstorm certification?

No. Katy is far west of the Highway 146 boundary, so the TDI designated catastrophe area does not apply and no WPI-8 is required. If somebody has told you otherwise they are mistaken, and it is a five-minute check on the TDI catastrophe area map.

The roof looks fine after the last hailstorm. Should I still get it looked at?

Yes, and on a single-ply roof that is precisely when you should. Hail fractures the reinforcing scrim beneath the surface without breaking through, so the roof passes every visual inspection and then fails at those points a year or two later, long after the claim window has closed. Core sampling is the only way to see it. A dated assessment after a storm costs you nothing with us and preserves your position whether or not you end up filing.
