Commercial roofing in Houston costs between $6.00 and $12.00 per square foot installed for a full replacement, and $2.25 to $4.75 for a restoration coating on a roof that qualifies for one. A repair is priced per detail rather than per square foot, and typically runs $350 to $1,400 depending on what has failed.

Every figure on this page came from a Houston-area quote, a supply price, a published cost guide or a contractor discussion during July and August 2026. They are ranges because the honest answer is a range. Anybody quoting a firm number without walking your roof is guessing, and the guess will be revised upward once the tear-off starts.

What drives the price

The seven things that actually move the number

In rough order of how much they move it.

  1. System and thickness. The biggest single variable, and the range from a 45 mil TPO recover to a 24 gauge standing seam roof is close to four to one.
  2. Tear-off versus recover. A recover skips removal, disposal and, importantly, the energy code trigger. Where a recover is legal it is usually 20 to 30% cheaper.
  3. Insulation. Not just cost per board. A tear-off requires the assembly to come back at R-25 continuous, which for a lot of Houston buildings means adding two or three inches of polyiso that was not there before, and everything that follows from raising the roof surface.
  4. Deck condition. The one nobody can price in advance, which is why unit rates matter more than the headline number.
  5. Penetrations and details. A roof with forty curbs costs substantially more per square foot than an empty one of the same area, because details are slow and details are where roofs leak.
  6. Access and staging. Crane versus hoist, where the skips go, whether the crew can park near the building, and whether materials can be landed on the roof in one lift.
  7. Occupancy and hours. Night work, weekend work, tenant coordination, dust protection, sectional handover. On an occupied building this is typically 15 to 35%.

Which is why two bids at the same headline price can be for completely different jobs, and why the specification comparison matters more than the total.

The hidden lines

The lines that turn a bid into a bigger bid

Four costs that are genuinely unknowable up front and are therefore handled as unit rates or contingencies rather than as fixed sums. A bid that leaves them blank has not removed the risk, it has just moved it onto you.

Deck replacement

You cannot see the deck until the roof is off. What a good bid does is state the rate per unit before anybody starts, so when the crew finds rot the conversation is arithmetic rather than negotiation. Published unit rates from real Houston-area quotes run around $100 per sheet of plywood, $35 per linear foot for two-inch structural members, $18 per linear foot for shiplap or tongue and groove and $25 per linear foot for fascia. Steel deck replacement is priced per square foot and is a different order of cost because it is structural work.

The energy code insulation

Covered above and covered in detail in the permit and code guide. On a building with thin existing insulation this can be $1.50 to $3.00 a square foot of extra material, plus the edge metal, drain sump and curb extension work that follows from raising the roof.

Tapered insulation and drainage correction

$1.50 to $4.00 a square foot over flat stock, plus crickets and sumps. If your roof ponds today and the bid does not mention tapered insulation, it will still pond afterwards. More on drainage design.

Permit and inspection

The City of Houston commercial roofing permit carries a $33.56 admin fee plus the fee-schedule amount, requires plan review, and takes about 10 business days. Small money, real schedule impact, and frequently omitted from a programme entirely.

The economics of batching are worth knowing: three seam repairs done in one visit cost considerably less than three visits, because most of the cost is mobilisation. If an inspection turns up six small defects, do all six.

Getting a fair price

How to make sure you are paying a fair price

Six questions, asked of every bidder, in writing. They take five minutes and they are worth more than a fourth quotation.

  1. What membrane and what mil thickness? 45, 60 or 80. This is where cheap bids get cheap.
  2. What insulation, what R-value, how thick, and does it meet current code? If the answer is vague, the bidder either has not priced it or is recovering rather than replacing.
  3. What are your unit rates for deck replacement? If they will not commit, your budget is open-ended.
  4. What warranty, from whom, for how long, and what is the wind speed exclusion? A contractor warranty and a manufacturer NDL system warranty are very different things.
  5. What is the draw schedule? The single most revealing question on the list.
  6. Are you pulling the permit, and is the fee in your number?

On payment terms, specifically

This is the loudest complaint in every commercial roofing discussion we have read, and it is worth being blunt about. One real comparison from a recent bid pair: one contractor wanted 85% of the contract value before a single roll of membrane went down; the other took a $500 deposit and nothing further until completion. Same job, same money, wildly different risk to the owner.

A contractor asking for most of the contract up front is asking you to finance his business, and if he runs into trouble on somebody else's job it is your money that has gone. Milestone billing against work actually in place, with a materials deposit, is the normal and reasonable arrangement. Ask for the draw schedule and compare it alongside the price, because two identical numbers on different terms are not the same offer.

And on the two bids that come in at exactly the same total: that happens more than chance would suggest, and it usually means both bidders priced the same square footage off the same aerial measurement and then worked backwards. It tells you nothing about which roof is better. The specification does.

How much is a new roof on a 20,000 square foot warehouse in Houston?

Roughly $130,000 to $190,000 for a 60 mil TPO replacement with tear-off and code-required insulation, at $6.50 to $9.50 a square foot. A restoration coating on the same building, if the roof is dry and sound, would be $55,000 to $95,000. Those two numbers are the reason we scan roofs before quoting them.

Why is commercial roofing more expensive in Houston than the national average?

Three reasons, and they are all real. Wind uplift requirements on the Gulf coast drive denser fastening patterns and heavier edge metal than an inland market needs. Climate zone 2A means the energy code wants substantial above-deck insulation on any tear-off. And commercial roofing labour here commands a premium over residential crews because the certification and safety requirements are genuinely different. Published guidance puts Houston roughly 10 to 20% above national averages and that matches what we see.

Can I finance a commercial roof?

Commonly, yes, and the routes worth asking your accountant about are equipment or capital improvement finance, a lender-approved capital reserve draw if the building is mortgaged, and in some cases treating a restoration coating as a maintenance expense rather than a capital improvement, which has different tax treatment. That last one is a genuine and legitimate advantage of restoration over replacement on some buildings and it is a question for your accountant rather than for us.

Is the cheapest bid ever the right one?

Sometimes, and you can only know by comparing specifications. A bid can be legitimately cheaper because the contractor is closer, has crews free that month, is buying better, or is simply hungry. It can also be cheaper because it is 45 mil instead of 60, because it omits tapered insulation, because it leaves deck replacement open-ended, or because it does not include the permit. Ask the six questions above and the reason becomes obvious in about ten minutes.
