Why commercial roofs in Cypress fail the way they do
Cypress is a young commercial market attached to one of the fastest-growing residential areas in the country, and both halves of that show up on the roofs.
Installation defects rather than age. A great deal of Cypress commercial stock went up between 2005 and 2020, during a period of sustained construction demand when experienced crews were stretched thin. What we find on these roofs is not worn out membrane, it is workmanship: cold welds in runs, fasteners set at the wrong depth, terminations relying on adhesive, and corner fastening patterns that were not enhanced. These surface at year eight to twelve, which is exactly where a lot of Cypress buildings are now.
Retail built to a budget. The strip retail serving the Cypress residential growth was frequently developed to a price and roofed in 45 mil TPO where 60 would have been the right call. On a building with rooftop condensers for each suite and technicians on the roof monthly, 45 mil punctures, and we repair a lot of it.
Drainage on flat sites. Cypress sits on genuinely flat ground in the Cypress Creek watershed, an area with a serious documented flooding history. The roofs reflect the terrain: minimal natural fall, undersized drainage, and ponding that sits. Cypress is west of Highway 146 so no windstorm certification applies, and it sits in the northwest quadrant that took substantial wind damage during the May 16, 2024 derecho.

Permits, codes and windstorm rules in Cypress
Commercial roof work in Cypress is permitted through Harris County. Cypress is unincorporated Harris County. There is no City of Cypress and no city building department, so commercial roof permitting runs through the county and requirements depend on scope. Owners are sometimes told this means no permit is needed at all, which is worth verifying against your actual scope rather than accepting from a contractor for whom it is convenient. Is there a City of Cypress?
No. Cypress is an unincorporated area of Harris County with a Cypress postal address, and there is no city government or city building department. Permitting runs through the county and some developments additionally have MUD or deed-restriction requirements. It is a genuinely common source of confusion and it affects the permitting timeline on your programme.
My Cypress retail roof keeps getting punctured. Why?
Almost certainly 45 mil TPO with condensers on it. A lot of the strip retail built through the growth years was specified at the minimum thickness, and 45 mil on a roof that HVAC technicians walk monthly will puncture. Two fixes: walkway pads along every service route, which should have been there from day one and costs very little, and 80 mil when the roof is eventually replaced.
Water sits on my Cypress roof for days. Is that the roof or the building?
Usually the building, and it is fixable either way. Cypress sits on flat ground and a lot of the commercial stock has minimal natural fall to begin with, then the deck settles slightly and you get ponds that hold. The correction is built into the insulation rather than the structure: tapered polyiso, crickets behind curbs, sumps at the drains, or sometimes just an additional drain.
